Can you put the money directly into my account?
Absolutely. We offer direct deposit (ACH) for owner disbursements, ensuring secure, timely, and hassle-free transfer of rental income straight to your bank account. -
Do I get to see the lease or sign it?
Yes. As the property owner, you have the opportunity to review all lease agreements before they are finalized. Our team will handle the lease signing process on your behalf unless you prefer to sign personally. -

How and when do I get my checks?
Owner disbursements are processed on a consistent schedule—typically after rent collection and deduction of any applicable expenses. Most owners choose direct deposit, though check payments are available upon request. -
How is rent collection handled?
We make rent collection easy and reliable. Tenants can pay online through our secure tenant portal or by traditional methods. Late payments are handled promptly in accordance with lease terms and applicable laws. -
How long of a lease do you sign?
Lease terms are customized to meet your goals and market conditions. While standard leases are typically 12 months, we also accommodate shorter or longer-term arrangements when appropriate. -
How much security deposit do you charge the tenant?
Security deposit amounts are determined based on market standards and legal requirements, typically equal to one month’s rent. Factors such as rent amount, property condition, and tenant qualifications may influence the exact amount. -
How soon can you start managing my property?
We can begin managing your property as soon as the management agreement is signed and your property is ready for leasing. Our onboarding process is efficient and designed to get your rental producing income quickly. -
What type of properties do you manage?
Santhosh Property Management manages a variety of properties, including single-family homes, multi-family units, condominiums, and select commercial spaces. -
What type of reports do I get and how often?
Owners receive monthly financial statements detailing rent collections, expenses, and maintenance activity. Additional performance or tax-related reports are available upon request through the Owner Portal. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account, in compliance with local and state laws. Deposits remain safeguarded and properly accounted for throughout the tenancy.
